Why Is My Garage Floor Sweating?
You walk into the garage on a mild morning and the floor is wet. Nothing spilled, and no pipe leaked. Garage floor sweating catches a lot of homeowners off guard, especially during the swing seasons in Michigan and Indiana.
Epoxy Plus Flooring Solutions installs floor coatings across Michigan and Indiana. Here is what causes that moisture and what actually fixes it.
What Causes Garage Floor Sweating
Concrete holds onto cold. A slab chilled by a frosty night stays cold long after the air warms up.
Warm, humid air then drifts in and touches that cold surface. Once the air cools to its dew point, the moisture turns back into water. One home guide calls this “sweating slab syndrome.” It works like a cold drink beading up on a summer day.
When It Happens Most
Spring and fall bring the biggest swings. Cold nights chill the slab, then a warm, damp afternoon rolls through.
Rainy weeks make it worse, since the air carries more moisture. Opening the big door on a muggy day after a cold snap often sets it off within minutes.
Air Moisture or Ground Moisture?
Not all wet floors come from the air. Water can also rise up through the slab from the soil below.
A simple test tells the two apart. Tape a square of plastic sheeting to a dry spot and leave it overnight. Water on top of the plastic points to condensation from the air. Wetness underneath points to moisture coming up through the concrete.
Why It Matters for a Coated Floor
Condensation sits on top of a coating and wipes away. Moisture from below is a different story.
Water pushing up through the slab can weaken the bond under a coating over time. That is why a good installer checks moisture before any work starts. Our post on damp slab coatings explains how crews handle damp slabs.
Ways to Reduce Condensation
Airflow does most of the work. A fan keeps humid air from settling on the slab. Running a dehumidifier pulls moisture out of the air before it can condense.
Timing helps too. Keep the big door closed on warm, muggy days that follow a cold night. Open it on dry days instead.
Keeping a Wet Floor Safe
A sweating slab gets slick fast, coated or not. Sealed floors at least keep the water on top, where you can squeegee it out the door.
Texture adds grip when the floor does get damp. Read our tips for a slip resistant floor before the next wet morning.
When to Call a Professional
Some moisture problems go beyond a fan and a dehumidifier. Persistent dampness from below often needs a moisture test and the right primer or mitigation product.
Basements face the same issue year-round. Our guide to basement floor coatings covers how crews test and prepare those slabs.
